Don’t get me wrong. If I didn’t believe all the above to be true, I would never have made the Costa Blanca North my home back in 2009.
So what’s the problem?
Back when I started, there were just a handful of real estate agencies in Javea.
Now there are more than 235 agencies advertising properties online. That’s one real estate agency for every 100m of coastline in Javea!
But few of these agencies actually have an office in town where you get the kind personalised attention from well-connected insiders that make the Costa Blanca such a desirable place to live.
Which brings me to my important message.
New laws entered into effect on the 16th October 2023 making it mandatory for all estate agents to be certified with the local Alicante collegiate (APIAL).
If you look in the official directory you’ll find that over 150 companies advertising properties in Javea online are not APIAL certified.
(You’ll find my name there next to entry Nº 1288.)
Here’s why I’m telling you this.
It’s not just that two-thirds of agents lack mandatory training and liability insurance…
It’s not just a case that two-thirds of agencies dodge the regulations…
The problem is the majority of real estate agencies selling luxury properties in Costa Blanca North must share commissions with a registered agent to make any kind of sale. This makes their job difficult and limited.
In 2024, more than ever, uncertified real estate agencies are desperate to sell houses and will tell you anything to get your signature!
It’s a shame that many agencies will not survive the year.
And people who buy a house through them?
They will soon find out that certain professionals were recommended because they paid a referral fee…there are ongoing problems with the property…and your ‘dream home’ starts to become a place you only want to get away from.
